Built by the lowest bidder to look fancy, so the owners can charge the highest amount possible in rent. The buildings are starting to fall apart and the amenities are lackluster. There is a pool however, which people use as a bathroom; this did happen on more than one occasion and I was lucky enough to have seen it. Elevators break for months on end, police/firemen are called on a regular basis, and drug dealers operate out of the bottom floors. There's rat traps everywhere and their "100% smoke free living" claim is a joke. As of writing this the facilities have further declined.
To date:
There are major cracks and nail pops in the drywall and plaster. The water main has broken several times, rendering the use of the shower or toilet impossible. Drunken screaming matches are heard nightly in the parking area by the pool. Good luck if you sign a contract with the slum lords that are Avalon.
Great maintenance staff, very polite and professional.
After the sale of our home, we needed a six month rental before we moved out of state. We chose Avalon Piscataway because it was near our work location. The management here top notch. Attentive, responsive and always friendly. Landscaping and our maintenance professionals are at the top of their game. Never had one issue and I would highly recommend.
My experience thus far has been great! The property is beautiful, and I'm glad to call it home. I also want to thank Matthew for making the process seamless and enjoyable!
There is so much to say about Avalon Piscataway that a review just cannot describe. I’ll start off with the good, the staff and the exterior of the building. When we looked for apartments in this area, Avalon stood out because of its self guided tour and beautiful building appearance. The staff is very friendly and the whole facade of living in a luxury community felt real. We decided to apply and make this place our home based off of the overall positive reviews mixed with the tour we had. That’s literally the best and only good part of Avalon.
The bad: literally everything after moving in. To start, our unit is on not on the top floor, so we do have residents above us. Our kitchen cabinets have a wrap on them to give them the appearance of higher end wood. It becomes clear after using them for more than a day that they are probably the cheapest made cabinets I have ever had in a rental. Otherwise , the space is large for what it’s worth and the floors seem to be a decent material. The largest and overwhelming worst issue is the sound deadening between walls and ceilings. I can hear CLEAR conversations from our upstairs neighbor. I can hear every step, every whisper, every sound, everything. The same can be said for the exterior walls to the hallway, I can hear every door open and close, I can hear every step, every dog bark, everything. I’ve never had an apartment with such cheap paper thin walls in my life. I literally cannot sleep a restful night because at some point either someone upstairs will stomp their way thru , or someone outside will SLAM the stairwell door. But the worst part is the residents.
For such a high price for an apartment, it feels like the residents are some of the lowest scum and inconsiderate trash in all of NJ. People leave trash everywhere, the hallway carpets , outside, in the amenities, everywhere. People let their dogs bark ALL DAY , ALL NIGHT. I’ve heard people leaving their dogs outside on their patio, people leaving for work and their dogs are literally scratching and barking at their front door, which of course because of the literal napkin thick walls can be heard from basically any room in my unit. Parking is hit or miss, having to pay for an outdoor spot and park nowhere near my unit is a slap in the face. Nobody controls their children in this apartment complex, so kids are just running in their units , in the hallways, anywhere they can, so expect tons of loud running noise.
I regret moving in from the first day of being here, and I count the literal seconds til I can move out. Complaining to the leasing office is the equivalent to talking to a robot, generic responses and a sheer lack of care. Look elsewhere.
2 month update…. Our son is a weirdo 19 yo Rutgers student, who insisted on not having any roommates…. Matt & Christina have been ANGELS…. Even though they prob have close to a 1000 residents here…. They remember and care for us as if we are all VIPS…
Our son has a fancy car and fancy wallet…. He has lost both…. Here at Avalon Piscataway his wallet was returned with no issues…. The car was stolen in Paramus, NJ, totally different episode of our reality show…

All systems go and this place is tip top super tidy! In fact their public restrooms are cleaner than our sons!!! Their Keurig machine is always stocked!!! Come by and take a tour! They will treat u like us…. TOTAL VIPS!!!
